The process

Six steps, in the order they happen.

No two purchases are identical, but the shape of the process rarely changes. Knowing the shape is what makes the decisions easier when they arrive.

Start with your goals

Before price, before listings. How long you plan to stay, who is moving with you, what the drive needs to look like on a Tuesday morning. Most of the later decisions get simpler once this part is clear.

Understand your options

Financing, budget, and the parts of town where that budget behaves well. If you are working with a lender, we work with them. If you are not, we can point you to people who answer the phone.

Tour homes

In person, with notes. What a house feels like at 6pm matters as much as what it looks like in photos. We tell you what we notice, including the things that would cost you money later.

Make an offer

Price is one term out of many. Option period, closing date, repairs, concessions and financing details all shape whether an offer gets accepted and whether it serves you afterwards.

Navigate the contract

Inspection, appraisal, title, survey, deadlines. This is the stretch where questions come fast. You will know what each item means and what your choices are at every point.

Close with confidence

Final walkthrough, closing documents, keys. By this point nothing should be a surprise, which is the entire goal of the five steps before it.

First-time buyers

Nobody is born knowing this.

Expect questions about earnest money, option fees, closing costs and what a survey is for. Ask all of them. The purpose of the first meeting is to replace guesswork with a sequence you can actually follow.

VA and military

A benefit worth using well.

San Antonio is a military city, and VA financing comes with its own timelines, appraisal rules and contract considerations. We work with buyers using the benefit and coordinate with lenders who handle VA loans regularly.

Relocation

Learning a city from the outside.

Arriving from another state means comparing places you have never driven through. We narrow it down with you by commute, housing style and the kind of street you want, before you spend a weekend looking at the wrong side of town.

New construction

The builder has representation. You should too.

Builder contracts, incentive structures, upgrade pricing, lot premiums and construction timelines all have details that matter later. We walk through them with you before you sign, at no cost to you as the buyer.
